5T’s Property management approach is based on solid business practices, property ownership, real estate development, facilities and construction management, and customer relationship expertise. 5T Management understands the core of property management and strives to protect the investment of the property owner. 5T’s goal is to focus on the maximum return on the property owner’s real estate investment while minimizing expenses. All property management programs are developed to satisfy the specific needs of each client. 5T strives for quality customer service and enters the tenant relationship with a desire to serve. 5T is dedicated to improving the quality of life of tenants by implementing management standards that are responsive to tenant needs to successfully provide quality, safe, and clean properties. Tenant Selection and Screening - All potential tenants are screened using select criteria to ensure that the applicant is a suitable tenant.

Property Management - Each property is managed with the intent to improve the owner's cash flow. Tenant Relations is given top priority by responding to tenant needs and concerns as quickly as possible. 5T's maintenance program includes preventative capital and structural maintenance, curb appeal, routine daily maintenance, emergency maintenance, and vacant "make readies." Unit Inspections are performed on a regular basis to ensure that the value of the property is maintained.

Financial Management - 5T utilizes Yardi Voyager (a web-based property management program) to manage its assets. Accounts Receivable - 5T has an efficient rent collection process and is also prepared and able to handle all evictions as expeditiously as possible. Accounts Payable - All invoices are paid in a timely manner.  Monthly bank statements and copies of all paid invoices are provided each month. Monthly Reporting - all financial management reports are distributed monthly.


Supportive Living Facilities are alternatives to nursing home care for elder persons and persons with physical disabilities under Medicaid. Believing that we can have a positive impact in the supportive living facility arena, 5T Management is now managing Supportive Living Facilities. 5T will harness the power of data and technology in order to be more proactive and become more efficient in care management in order to provide the highest quality of care possible.

5T is motivated by the belief that through building strong relations with residents, SLF staff, SLF providers, forging connections with the community, and raising awareness of issues facing SLFs, we can bring real change to the community.


5T is well acquainted with the court proceedings involved in the foreclosure process and the appointment of a receiver. Many individual property investors, as well as local and national banks have sought the expertise of 5T during this process. 5T is able to participate in the legal process with clients and attorneys ensuring a smooth transition to maintain and create value in the asset.
